Our Process

We don’t like surprises any more than you do, and our simple approach to the building process ensures transparency and peace of mind throughout the entire project.

We are a small company and aren’t as structured as some building companies – we don’t have multiple departments and huge teams of people, which means you deal with the same people throughout the building process.  Each stage simply moves into the next, with us communicating with you every step of the way.

A typical build will generally follow the basic steps below:



Give Gary a call for an obligation free chat – you can talk specifics or just discuss your ideas and the overall big picture.   Whether you’re looking for a block to build on and need some advice, or you have a home you want to renovate; maybe you have your own design that you’ve been working on for a day, or weeks, or months – he’s happy to chat and help you out.  He can also meet you onsite to walk through your ideas if that suits you better.

Design Brief

Next, we’ll catch up at our home office in Roleystone to establish a design brief and discuss your ideas. Before meeting with you, Gary will visit your site (where possible) to allow him to provide as much insight into your project as he possibly can.

We encourage you to bring along your ideas in the form of photos, websites, sketches, general ideas, colours etc (or your plans if you already have some) to give us some insight into your style so we can start on the same page.

Concept Design

From the brief we work up a design balancing the requirements with the practical limitations and your budget.

You will be presented with design concept ideas, including floor plans, elevations and 3D computer generated images of the proposed design for your input and feedback.

Following feedback, the concept will then be refined and only when you are happy is the design passed on for costing.


Unlike many other builders, we typically get you to this point without spending any money up front.



Once you are happy with your design, we will provide you with a fixed price quotation detailing our fees, the services we will be providing and your initial drawings.

You can then review the proposal and advise if there are any changes you would like to make, and we will reissue if required.

Once we receive a signed copy of the quotation we will proceed to writing up the formal specification and contract.



This is when we start working on your construction drawings and your specification, which will outline the stages of the build process in detail.

We will prepare all relevant paperwork for government authorities and engineers, and all insurance paperwork, while you finalise your finance with your lending accountants if required.

Once all the paperwork is ready we’ll meet up at our office to go through it together so you can ask any questions you may have before signing.



Work will be charged in stages during construction.  We don’t make claims until the work or materials are done/on site.  We will provide a detailed progress claim schedule detailing the percentages of work completed and provide you with a full understanding of the process.

You can speak with Gary and Ian at any time throughout the building process.  If you want to visit your site this can be organised with Ian at any stage (during business hours).

Your selections will be issued at the relevant stages throughout the build process, not all at once, to allow you time to make the best choices for your home.



Towards the completion of construction you will meet with the supervisor on site for a pre-handover meeting, to review the home in detail and discuss any issues that may need addressing.

Once work is completely finished as per the specification you will receive the keys to your new home.

You then have a 4 month period in which to note any items, if any, which need our attention and we will address them for you. We take pride in our work – we’d hate for you to be unhappy with it!
